When Should You Sealcoat?

New asphalt should be sealed within its first year, once it has fully cured. After that, we recommend resealing every two to three years depending on traffic, shade, and drainage. If your pavement is turning gray, showing fine surface cracks, or soaking up water instead of shedding it, it's time.
