Sealcoating is the cheapest thing you can do for asphalt and the easiest thing to do badly.

Every year we get called out to re seal driveways where somebody sprayed a coat over a dirty surface the season before. It looked sharp for about six weeks. Then it started lifting in sheets, because sealer does not bond to dust, oil or a wet crack. The homeowner paid twice.

Crack Filling Comes First

Sealer is a coating, not a filler. Any crack wider than a pencil gets cleaned out and filled with hot rubberized material before we seal, because that is where water gets in. Skipping this step is the single most common reason a seal job fails early, and it is exactly the step a cheap bid leaves out.

What Sealcoating Will Not Fix

Straight talk saves you money. Sealcoating protects good asphalt. It does not repair a failing base, close an alligatored area or fill a pothole. If your surface is cracked in a scale pattern, the damage is underneath and sealing over it hides it for a season. We will put that on the estimate rather than tell you afterward, and point you to asphalt repair instead.

The Prep That Makes Sealer Stick

What happens before any sealer comes off the truck:

  • Blow and sweep the surface clean, edge to edge
  • Scrub and prime oil and fuel spots so the coat can bond
  • Clean out and fill cracks with hot rubberized filler
  • Cut back the grass and dirt that has crept over the edges
  • Apply commercial grade sealer at the right spread rate, usually two coats
  • Block the area and let it cure fully before traffic returns
